Is Prestige Borivali West MahaRERA Registered?
A plain-language answer, and how to verify it yourself
Short answer: not confirmed as of now. Here is exactly what that means for you and how to check it in five minutes.
Current Status
Several third-party websites market a Borivali West project under names such as Prestige Grove Park or Prestige Codename 304. None of the sites we've reviewed show a confirmed, verifiable MahaRERA registration number for this project, and the official Prestige Mumbai project pages do not currently list a complete, confirmed listing for this development either. Some sources describe the RERA status as “in process” or “to be announced.”
This is not unusual for a pre-launch project — but under India's RERA Act, a promoter is not permitted to advertise, market, book, sell, or accept any advance/booking amount for a project before it is registered with the relevant state RERA authority. Until MahaRERA registration is confirmed, treat any "EOI," "pre-launch discount," or "booking amount" offer with caution.
How to Check the Status Yourself
1. Visit the MahaRERA Portal
Go to maharera.mahaonline.gov.in and search the registered projects list.
2. Search by Promoter & Location
Search using the promoter's exact legal entity name and Borivali West as the location, since the project's marketing name may not match its registered name.
3. Match Every Document
The project name, promoter name and MahaRERA number must match exactly across the brochure, payment receipt, allotment letter and Agreement for Sale.

Frequently Asked Questions

Under India's RERA Act, a promoter cannot advertise, market, book, sell or offer for sale any unit in a project without first registering it with the relevant state RERA authority (MahaRERA in Maharashtra).
Ask for the MahaRERA registration certificate and number, the promoter's legal entity name, the exact plot address and survey/CTS number, the sanctioned layout, and the draft Agreement for Sale — and verify all of it on the MahaRERA portal yourself.
